NOTICE OF PUBLIC HEARING

The Wausa Planning Commission will hold a public hearing at the Municipal Office in Wausa, Nebraska, on April 25, 2016 at 7:00 P.M. for the purpose of considering and granting/denying a special exception application for Vern and Shelley Hubers.

The special exception permit is for a proposed Auto Body Repair/Auto Salvage located at 54829 873 RD, Wausa NE 68786-8688. The legal description of the property is 16-29-2 TR IN SESW 8.49 ACRES, Knox County, Nebraska.

The meeting is open to the public and any interested parties are welcome to attend.

NOTICE OF PUBLIC HEARING ON APPLICATION FOR

COMMUNITY DEVELOPMENT BLOCK GRANT PROGRAM

NOTICE IS HEREBY GIVEN that on May 2, 2016 at 7:00 p.m. in the Village Office, the Village of Wausa will hold a public hearing concerning an application to the Nebraska Department of Economic Development for a Community Development Block Grant. This grant is available to local governments for community economic development activities.

The Village of Wausa is requesting $30,000 of which $3,000 will be used for grant general administration and $27,000 for planning activities which will be used to create a Downtown Revitalization Plan.  The Village will provide local cash matching funds of $9,000 for planning activities.  Addition in-kind matching contributions of up to $5,500 will be provided through Village staff time, volunteer committees, and area resource providers.  The total project cost will be $44,550.  The CDBG grant funds will assist with planning activities which will meet the National Objective of remove or eliminate conditions of slum/blight on an area basis.  There will not be any people or businesses displaced as a result of the CDBG planning activities.

The grant application will be available for public inspection at the Village Office.  All interested parties are invited to attend this public hearing at which time you will have an opportunity to be heard regarding the grant application.  Written and oral testimony will also be accepted at the public hearing scheduled for 7:00 pm, May 2, at 406 East Broadway in the Village Office.  Written comments addressed to Karen Kleinschmit at PO Box 219, Wausa NE 68786 will be accepted if received on or before May 2nd.

NOTICE: 

After the expiration of three months from the date of service of this notice, a tax deed will be applied for on the property listed below by the purchaser of the tax sale certificate on your property.

UNLESS YOU ACT YOU WILL LOSE THIS PROPERTY.

1. Date Purchaser purchased the property sold by the county for taxes:  March 4, 2013.

2. Description of the real property: Lot 10, Block 5 of Original Town of Wausa, Knox County, Nebraska.  Tax Parcel ID #540003062.

3. Name the real property was assessed in: Barb Petersen.

4. The amount of taxes represented by the tax sale certificate: $79.56.  The year the taxes were levied or assessed: 2011. Subsequent taxes may have been paid and interest may have accrued as of the date the notice is signed.

5. The issuance of a tax deed is subject to the right of redemption under Neb. Rev. Stat. §§ 77-1824 to 77-1830.

6. The right of redemption requires payment to the county treasurer, for the use of such purchaser, or his or her heirs or assigns, the amount of taxes represented by the tax sale certificate for the year the taxes were levied or assessed and any subsequent taxes paid and interest accrued as of the date payment is made to the county treasurer.

7. Except as provided for real property that is actually occupied by the record owner of the real property, the surviving spouse of the record owner, or a minor child of the record owner, right of redemption expires at the close of business on the date of application for the tax deed, and a deed may be applied for after the expiration of three months from the date of service of this notice. For real property that is actually occupied by the record owner of the real property, the surviving spouse of the record owner, or a minor child of the record owner, a deed may be applied for after the expiration of three months and forty-five days after the service of this notice.
